Sellers Package - Due Diligence Items
As your buyer prepares to close on the purchase of your investment property, there are many items they will request to review and a few more that may be required by their lender if they are utilizing financing for the purchase. The following list of items are stricly available to buyers under contract.
Seller Due Diligence Package:
All Leases, Rental Agreements, Addenda, Legal Correspondence (No Personal Renter Info)
Profit & Loss Statements (2 Years if 5+ Unit Property) - Profit & Loss Template Here
Tenant Estoppels - Please ask each apartment lessee to complete a tenant estoppel form. - Estoppel Template Form Here
Any active maintenance service contracts, warranties, etc (Pool,Gardening, Etc…)
Any existing Surveys, Plans, or Engineering if applicable
A statement in letter form of recent property improvements made
5+ Units Only - Insurance Loss-Run Report from your current insurance company (Ask your Insurance Broker)
